Your day to day

Co-manage projects, along with Plan Review, assigned territory of franchised new development (ND) construction projects, and selected Brand Design Pilot projects as assigned. Serve as a recognized architectural and construction expert for IHG branded hotels. Responsibilities include co-managing on-site new development design and construction activities to ensure compliance with Brand Design Initiatives, franchise License Agreement, Plan Review and FF&E submittals, and brand standards. Provide construction expertise and implementation assistance to IHG franchisees and their assigned project team members through all phases of construction for ND projects, including solving design/construction issues as project field conditions arise, thus ensuring timely and successful completion of projects. Provide progress evaluation of assigned projects per frequency determined by hiring manager. May lead and review the work of less experienced staff by providing mentoring, technical guidance, and/or training in daily activities. Provide feedback to management and brand on product related issues and recommendations for improvements.

Essential Duties and Responsibilities – (Key Activities)

  • Referencing to various Plan Review documents and correspondence, Regional Manager conducts progress site visits as hotels prepare for renovation and construction, and throughout the construction process. Manager meets with owner’s representatives during the construction phase to define project expectations, determine project readiness, resolve any field design and construction issues, ensure conformance to Brand Design Vision and Brand Standards, and oversee conformance to IHG requirements, including conformance to plan requirements and adherence to brand and life safety standards, building codes and ADA.

  • Verify condition of quality of installation, timely completion of construction, and conformance to brand standards, approved plans, and required codes.

  • Manage yearly assigned travel budget and reconcile expenses on a monthly basis.

  • Act as A&D department first level of appeal to franchisee/owner waiver requests and timeline extension requests for construction related issues. Negotiate installation issues and provide viable plans and strategies, where possible, to get hotels completed with the renovation or construction process in a timely manner.

  • Responsible to make sure that all construction/renovation milestones are monitored on a pro-active basis and that information is communicated to the A&D and Brand Team stakeholders to speed openings or enforcement.

  • Provide accurate reporting on project schedules and status of renovation or construction for all projects on a timely basis to Brand, Plan Review, Openings Team, and other required internal IHG partners.

  • Lead the enforcement of implementation of Brand Design program compliance.

  • Effectively manage an assigned territory by evaluating and tracking progress all ongoing project field activities, prepare written reports and/or summaries for each site visit. Manage the Design Project Manager (DPM) systems for executed projects for content and accuracy of input for assigned projects.

  • As part of the License Agreement documentation trail, provide timely written follow-up (reports, letters and emails) associated with all site visits and other forms of communication or agreements with Licensee and their assign representatives.

  • Regional Manager must develop good franchisee/owner relations offering assistance as needed within reason. Manager is expected to offer construction and design solutions to problems.

What we need from you

Education –

Bachelor's Degree in Construction Management, Architecture, or a relevant field of work, or an equivalent combination of education and work-related experience. AIA certification preferred.

Experience –

Minimum 5 years work-related experience in construction management / construction administration, with demonstrated technical proficiency utilizing project management skills related to the position in the hotel industry or similar industry.

Technical Skills and Knowledge –

  • Demonstrated project management experience in organizing, planning and executing complex, large-scale projects from conception through implementation.

  • Demonstrated effective verbal and written communication skills to provide information to clients, vendors, senior management, and staff. Demonstrated ability to communicate supportive program details to present a persuasive argument or to effectively negotiate a position. Must be able to communicate both orally and in writing with Owner’s Representatives, architects, designers, and contractors and clearly explain specific requirements for active projects.

  • Demonstrated computer skills, with an emphasis on Microsoft Word and Excel.

  • Demonstrated knowledge of brand standards, Building Codes, Life Safety Requirements, and ADA Standards. Must maintain a working knowledge of all requirements described in brand standards manual.

  • Demonstrated ability to read blueprints including architectural, mechanical, plumbing, sprinkler systems and electrical drawings. Demonstrated ability to read architectural and interior design specifications.

  • Demonstrated ability to remain current with construction trends, code requirements and design through participating in annual continuing education classes.

  • Demonstrated ability to effectively prioritize project details and manage time usage to track active renovation, conversion, and new development properties, and to determine if plans have been submitted in a timely manner. Must make immediate time available to return telephone calls and work with franchisees when problems arise regarding project development, Brand standards or vendor-related issues.

  • Major Brad D. Anderson

    United States Army

    Major (Ret) Brad Anderson is the Human Resources Manager at IHG Army Hotels – Fort Benning, Georgia. He retired out of the U.S. Army after 23 years of service with combat tours in Iraq (Operation Iraqi Freedom) and Afghanistan (Operation Enduring Freedom).

    Brad enlisted in the U.S. Army in August 1992, and was assigned as an infantryman at Fort Lewis, Wash., where he served six years in 9th Infantry Regiment and 25th Infantry Division. In 1999, he was assigned to Fort Benning, Ga., where he completed Drill Sergeant School and then served with the Infantry Training Brigade. He was next assigned to Officer Candidate School in 2003 and earned his commission as a second lieutenant in the Adjutant General Corps. Major Anderson’s previous assignments as an officer include Camp Casey, South Korea, where he served as a postal platoon leader; Iraq, where he served as deputy plans and operations officer, III Corps; Fort Benning, where he served with 30th Adjutant General Reception Battalion, as Headquarters and Headquarters Company commander; Eglin Air Force Base, Fla., where he served with 7th Special Forces Group (Airborne), as battalion and group human resources officer and Fort Lee where he served his final assignment as the Military Entrance Processing Station (MEPS) commander.

    Brad’s professional military education includes the Adjutant General Corps Officer Basic and Advanced Courses, Airborne School, Air Assault School, Drill Sergeant School, Pathfinder Course, and Rappel Master School. He also earned a Bachelor of Arts Degree in Interdisciplinary Studies from Eastern Washington University, Cheney, Wash.

    Brad’s military awards and decorations include a Joint Service Achievement Medal, 2 Meritorious Service Medals, 4 Army Commendation Medals, 3 Army Achievement Medals, and 4 Army Good Conduct Medals. He has also been awarded a variety of unit and service medals & ribbons, in addition to earning the Expert Infantryman Badge.

    On his first day of military retirement (October 1st, 2015) we proudly welcomed Brad to the IHG family. It was then, that Brad began his career with us as the HR Manager of the IHG Army Hotels on Fort Benning, a role he continues to thrive in today.

    Senior Master Sergeant (Ret.) Michael Bayerl joined the U.S. Air Force in 1979. Throughout 20 years of active duty, he served as an Air Force Services Specialist and Inspector General for Services-Air Mobility Command. From the moment he started with the USAF Michael was immersed with hospitality experience, starting out in Food in Beverage before working his way through the ranks and functioning in virtually every position available within military restaurants & hotels.

    In 2002, Michael took on a General Manager position at an Air Force Inn, and since that time, he has managed hotel complexes with over 2000+ rooms, on 3 different properties. Michael found his way to IHG when he intentionally took on a role with Army Lodging, knowing that the hotel would soon be privatized into an IHG hotel.

    Today, Michael is the General Manager at IHG Army Hotels on Fort Lee (soon to be re-branded as the World’s largest Holiday Inn Express).
