We are looking for a Senior

Manager, Capital Planning and Projects IMEA to join our fun and energetic Design

and Engineering team at the Dubai Corporate Office.

The main role of Senior Manager, Capital Planning & Projects is to

plan, execute, and finalize Property Improvement Plans (PIPs) to agreed scope,

program and budget in IHG’s Company Managed Hotels, Leased Hotels and

potential fast track conversion of non IHG Hotels to IHG branded Hotels in IMEA. This includes engaging

resources (both internal as well as external) and coordinating the efforts of

all relevant team members and third party contractors / consultants in order to

deliver PIPs according to plan. The Senior Manager will define the project’s

objectives and support leadership to implement asset stewardship initiatives

that support profitability for owners & brand consistency for guests.



Assist implementation of estate

mapping methodologies to help prioritize and target estate transformation

efforts. Work with heads of operations to align prioritization.

Support Development of forms and

templates on salesforce that capture condition of hotel’s key Front of House,

Back of House areas and owner’s appetite for capital inducement.


Manage the 5 year Capital planning

process of IHG’s Managed Estate in IMEA. Working closely with relevant heads of

Operations and Owners.

Support General Managers of hotels

in the preparation of Asset Stewardship documents and presentation to owners

for “owner funded capital” projects.

PropertyImprovement Plans:

Manage the development of the

Property Improvement Plan (PIP) ensuring all IHG Brand, quality, property &

brand safety standards / requirements are accommodated. Define project scope,

goals and deliverables that support business goals, in collaboration with all


Conduct Design feasibility reviews

for operating hotels and potential conversions to IHG Brand.


Support the development of detailed

cost plans for all agreed PIP scope – budget and cost plans usually being

developed by an independent external cost management consultant working on

behalf of the owner (managed hotel) or IHG (owned and leased hotels).


Support sourcing of resources and consultants

required to deliver the projects depending on complexity of the projects.

Pre-qualify quality consultants that

can support preparation of PIPs for Fast Track Conversions. Update CRM system -

consultant database to support capital projects.

TechnicalServices Agreement:

Review scope and fees of Technical

Services Agreements and make recommendations for Director, Capital Planning

& projects, IMEA & Asia to approve.

Collections of Technical Services



Support the development of

full-scale detailed PIP implementation programs.

Track project milestones and


Deliver progress reports to relevant



Conducting post-project reviews,

create a recommendations report to identify successful and unsuccessful project

elements to drive improved practice and performance.


Assist in the development of best

practices and tools for project execution and management.

Promote the implementation and

ongoing programme deployment of Green Engage and other ROI accretive Corporate

Responsibility initiatives in all operating hotels.

Enhancement of CRM System to support

the operating estate support provided by D&E.

Collect and house market

intelligence on costs to build for refurbishment projects.

Property Assessment Reporting –

Develop capabilities and tools for existing D&E team to support Operating

Hotels FOH & BOH conditions reporting through visual site inspections.


  • Bachelors orMaster’s degree in fields of Architecture, Engineering, Procurement or Project/ Cost Management.

  • Minimum 7 yearsdirect work experience in senior project management and capital planningcapacity.

  • Strong TeamPlayer.

  • Previously workedwithin an international/global organization, preferably in a service brandedenvironment in the hospitality sector.

  • Strongunderstanding of the various IMEA business environments and countries ofoperation, preferably in the hospitality sector.

  • Experience atworking both independently and in a team-oriented, collaborative environment.

  • Demonstrated experience in personnel management.

  • Sound understanding of hotel operational requirementsin the context of building services and infrastructure.
