At IHG we are looking for a Investment Analysis Director for our EMEAA Investment Analysis Team.
Managing a team of 4 direct reports, this role has responsibility for leading the financial and deal structuring support connected with new opportunities and renewals of existing projects. This will include financial modelling, advising on deal structure and deal terms to senior developers and regional leadership as well as preparing investment papers for the relevant approval committees up to Board level within IHG.

The role will take ownership for a detailed market understanding and moving our valuation and deal structuring forward. The role is also responsible for coordinating Europe’s Post Project review and providing relevant insights to historic investment decisions, particularly the performance of our capital investments. The role will have a fundamental part in assessing the investment attractiveness of IHG’s various brands and attempting to improve those through financial modeling and broad understanding of the investment proposition for any owner.
The main responsibilities are the role include:
• Relationships – Develop and maintain relationships with investors, developers, lenders, brokers, consultants and other key parties involved in the hospitality industry. Liaise closely with Group Finance and the Regional Development Team to understand capital position of IHG and specific capital investment opportunities and targets.
• Delivery – Financial and Strategic appraisal of all new hotel opportunities for the purposes of obtaining the relevant internal approvals. Lead and coordinate feasibility studies with Operations and or external consultants. Lead Post project reviews, development income forecast and impact studies. Provide creative deal structuring solutions to support the development team. Write, analyse, and be responsible for all market papers included in the Regional and Global approval process, including preparation of the agenda, minutes, compliance checks against the DOA, writing and presenting papers. Partner with VP and SVP Development, challenge the status quo and provide value enhancing solutions to increase IHG’s pipeline in relevant market.
• Capital Investments – Effectively own and direct the investment appraisal of any use of IHG’s balance sheet for expansion capital purposes in that market. Ensure efficient financial controls are in place and all Capital investments are approved in accordance with company policies and procedures. Develop the division’s Capital expenditure plan and yearly budget. Managing and reporting of Divisions capital forecast and actual expenditure monthly.
• Market Planning and development support. Lead the input into the market planning (optimal brand locations in key European cities) and strategic planning process for development; prepare signings forecast and budgets, track development projects, and prepare development presentation materials (presentations, sales pitches and collateral).
We’re ideally looking for someone with at 6-8 Hotel, Valuation and/or Finance work experience with at least 4 years in a Corporate environment. You will be degree qualified or equivalent in Economics, Accounting/Business or Hospitality MBA.
In addition, you will have strong project management experience in a matrix organization overseeing multiple business units and have previously worked within an international or global organization
Finally, you will have an excellent understanding of investment appraisal methodologies and valuation techniques and have strong influencing skills and can form opinions and communicate recommendations on complex financial and deal structures to senior (SVP) management clearly and coherently. You will be a collaborative team player with excellent communication skills.
